Site prep is the part of the job nobody sees and every failure traces back to. Crystal River’s geology makes it unusually unforgiving: limestone bedrock sits close to the surface, the water table is high across most of the area near Kings Bay, and the sandy and organic soils in low-lying spots have almost no bearing capacity when they are wet. Grade a lot without accounting for that and you get a pavement that looks perfect on day one and starts sinking by the second rainy season.

We handle clearing, excavation, cut and fill, and compacted base installation as part of the same scope as the paving, so there is no finger-pointing between trades when something settles. That means removing unsuitable material instead of building on top of it, importing and compacting clean limerock to the depth the site calls for, testing compaction, and setting finish grades that move water off the pad and toward wherever it is supposed to go. If the site has a drainage problem, we would rather solve it in the dirt than try to pave around it.

Because the water table is high and the soils in low areas have poor bearing capacity. Pavement fails from the bottom up here far more often than from the top down. Spending properly on base and grading is the single highest-value decision on the whole project.
It depends on the traffic and the soil. Residential driveways usually run 6 to 8 inches of compacted limerock. Commercial lots carrying delivery trucks and loaded trailers often need 8 to 12 inches, and sites with soft or wet subgrade may need unsuitable material removed below that before we start building up.
Yes. We verify compaction before base goes in and again before paving. It is the only way to know the pad will hold, and on commercial and permitted work it is usually required documentation anyway.
Usually, and this is the right stage to do it. Regrading the pad, adjusting the slope, and adding drainage structures is far cheaper before pavement goes down than after. If you already have pavement that ponds, we can often correct it during a mill-and-overlay.
We will tell you what your project requires during the estimate. Work that adds impervious area, alters drainage, or ties into a county right-of-way generally needs permitting, and we can manage that paperwork as part of the scope.
It can be. Saturated soil will not compact properly, so heavy rain slows grading and base work in the June through September window. We schedule dirt work with weather contingency built in and will tell you upfront if pushing to the drier months makes sense for your site.
